Commercial Roof & Gutter Cleaning

Nothing on a roof is worth pressure washing. Pressure lifts shingle granules, drives water under laps and voids warranties, and on a commercial low-slope membrane it can open a seam — which turns a cleaning bill into a leak. Roofs get soft washed: a solution that kills the moss and algae, dwell time, and a rinse, with the growth dying off and weathering away over following weeks rather than being scraped off on the day.

Moss is a roofing problem before it is a cleaning problem

Moss holds water against the roof surface and keeps it there. On shingle it lifts the tabs and wicks moisture into the deck; its roots work into the granule layer and take it with them when they grow. On any roof, the constant damp shortens the material life. Michigan's wet spring and shaded, tree-heavy commercial lots — the office parks in Farmington Hills and Novi are full of them — make it a genuinely common problem rather than a niche one. Getting it off is maintenance that extends the roof; leaving it is deferred replacement.

Gutters on a commercial building

A commercial roof has long straight gutter runs, few downspouts relative to the area they drain, and much more water arriving at each one than a house does. So they block in a way that matters faster. A blocked run overflows down the wall — and if you have ever wondered why one elevation streaks dark and the other three do not, this is the answer more often than the compass is. Clearing the runs and confirming the downspouts actually discharge is a short job that prevents a wall-washing bill and, on a parapet or internal gutter detail, a water intrusion claim.

The order of work

Roof first, then gutters, then the walls, then the flatwork. Doing it the other way means the debris and dead growth coming off the roof lands on a wall you just cleaned and washes down onto concrete you just finished. This sounds obvious and is the most common reason a multi-part exterior clean looks worse at the end of day two than it did at the end of day one.
