We walk the property
On site, not on a satellite image. Every surface that needs cleaning gets looked at and measured, and the ones that need their own treatment — rust, gum, oil, organic streaking — get called out separately rather than folded into a lump sum.
Method chosen per surface
Anything vertical, and every roof without exception, is soft washed. Pressure and a surface cleaner are for concrete flatwork. Which one is going on which surface is written down before anybody turns a machine on.
A scope you can hold us to
Surfaces named and measured, method per surface, the dates and the access window, and who is supplying water and power. That is a document you can hand to an owner and compare against a competing bid.
Pressure is the wrong tool for a wall
The dark vertical streaking down one elevation of a commercial building is not dirt. It is algae, rooted into the surface, and it grows on whichever wall dries slowest — which is why one side of a building can look a decade older than the other three.
Pressure knocks the visible part off and leaves the roots, so it is back within a season. Meanwhile it has driven water behind cladding and into mortar joints, etched painted block, and on EIFS or stucco taken material off the building. Soft washing applies the cleaning solution at roughly garden-hose pressure, gives it time to kill the growth, and rinses.
Anything vertical, and every roof without exception, gets soft washed. Pressure and a surface cleaner are for concrete — flatwork, walkways and dock aprons, which are hard enough to take it and where a wand instead of a surface cleaner leaves permanent stripes.

De-icing salt soaks into the pore structure of your concrete over winter and then multiplies the number of freeze-thaw cycles it goes through. Eventually the surface layer loses and flakes off — and cleaning cannot restore a surface that is physically gone.

Are you insured?
Ask for the certificate of insurance and get the actual document, with your entity named on it, before any contractor works on your property — including this one. Can you work outside our business hours?
That is normally how commercial work has to happen. Retail generally means before opening; a plant means between shifts or at a weekend; medical and professional buildings are usually easiest in the evening. Say what your access window is when you call and the work gets sequenced into it.
What is the difference between soft washing and pressure washing?
Pressure removes what is sitting on a hard horizontal surface. Soft washing applies a cleaning solution at low pressure, lets it kill the organic growth, and rinses — which is what almost everything vertical needs, and the only thing any roof should get. Using pressure on a wall strips paint, drives water into the substrate, and the growth returns in a season because the roots are still there.
When is the best time of year for this in Michigan?
Spring, once the salt season is genuinely over, is the pass that does the most good — washing accumulated chloride out of the concrete before it contributes to another winter of freeze-thaw damage. Autumn is a good second pass for appearance and leaf staining. If a property only gets one visit a year, it should be the spring one.
